House rules
These house rules apply to all residents, long-term tenants, short-term guests, and visitors to the building. They are intended to ensure harmonious coexistence, the safety of all individuals, and the preservation of the property’s value.
1) General Conduct
- • All residents and guests agree to treat one another with consideration and respect.
- • Any form of behavior is permitted as long as it does not disturb or inconvenience other residents.
- • The building and all facilities must be treated with care.
2) Quiet Hours The statutory quiet hours apply:
- • Nighttime quiet hours: 10:00 PM – 8:00 AM
- • Special consideration must be given on Sundays and holidays.
- • During quiet hours, loud music, loud conversations, parties, or other disruptive activities are prohibited.
3) Building Security
- • The front door and all fire doors must not be left open, jammed, or wedged shut.
- • When entering or exiting, ensure that the front door closes completely.
- • Strangers must not be granted access.
- • Do not give the transponder or the code for the key safe to strangers.
- • In case of fire, do not use the elevator.
- • Open flames, candles, etc., are permitted only under constant supervision.
- • Emergency exits and escape routes must not be obstructed or blocked.
4) Visitors & Parties
- • Visitors are permitted at any time.
- • Gatherings, celebrations, and parties are allowed as long as they do not disturb other residents and quiet hours are observed.
- • The host is responsible for the behavior of their visitors.
5) Pets
- • Pets are permitted only by prior arrangement and with express permission.
- • The owner is liable for any damage, soiling, or disturbances.
6) Cleanliness & Order
- • If you do not find your room in a clean and immaculate condition upon arrival, please inform us immediately. Please leave your room and common areas clean and tidy.
- • Stairwells, hallways, elevators, and common areas must be kept clean.
- • Any messes must be cleaned up immediately by the person responsible.
- • Items must not be left in stairwells or in emergency exits.
7) Trash Disposal
- • Trash must be properly sorted and disposed of exclusively in the designated bins:
- o General waste - gray bin
- o Organic waste - green bin
- o Paper - blue bin
- o Packaging - yellow bin
- • Bulky waste, electrical appliances, or hazardous waste must be disposed of by residents themselves and must not be left in the courtyard or hallway.
8) Use of Balconies and Terraces
- • Noise, music, or other activities on balconies or terraces must not disturb anyone.
- • Barbecuing is permitted using gas or electric grills (charcoal grills only by prior arrangement).
- • Plants must be tended to and watered regularly.
- • Do not throw or pour objects over the railing.
9) Parking Spaces
- • Each tenant/guest may use only the reserved or assigned parking space.
- • Illegally parked vehicles may be towed at the owner’s expense.
- • Access and emergency routes must be kept clear at all times.
10) Energy, Heating & Ventilation
- • Radiators must not be completely covered.
- • Ventilate thoroughly daily (3 to 5 minutes) to prevent moisture and mold growth.
- • Windows must not be left tilted open continuously during heating periods.
11) Damage & Liability
- • The landlord assumes no liability for personal belongings of residents or guests.
- • Damage to the apartment, furnishings, or common areas must be reported immediately and directly to the landlord. Failure to report damage or delayed reporting may result in liability claims.
- • Damage caused by improper use or negligent behavior is the responsibility of the person who caused it.
12) Smoking & Fire Alarm System
- • Smoking and vaping are strictly prohibited throughout the building. Smoking is permitted on balconies and terraces, provided that consideration is given to other residents.
- • Cigarette butts must be disposed of properly.
- • The building is equipped with a networked fire alarm and smoke detection system. If an alarm is triggered, the entire building may be alerted and, if necessary, evacuated.
- • Contractual penalty for false alarms: Intentionally or negligently triggering a fire alarm - particularly through smoking, heavy vapor, tampering, or improper handling of smoke detectors - will result in a contractual penalty of €400.00.
- • This also applies to:
- o covering,
- o removing,
- o dismantling,
- o damaging
- or otherwise tampering with smoke detectors
- o or activating the building alarm (blue buttons) without cause.
- • In addition, we reserve the right to claim further costs, in particular for necessary interventions by the property management or a technician, cleaning or restoration measures, damages or business interruptions, evacuation measures, as well as any fire department or rescue operations.
- • If the fire department or other emergency services are called as a result of the alarm, the resulting costs shall be borne by the person who caused the alarm, provided that they caused the alarm intentionally or through negligence.
13) Applicability of the House Rules
- • These house rules are an integral part of all rental and booking agreements.
- • By entering the building, you automatically agree to these rules.
- • In the event of violations of the house rules, particularly the smoking ban or fire safety regulations, we expressly reserve the right to exercise our right of ownership and to expel guests without any entitlement to a refund of the accommodation fee.
